DUFFIELDS COTTAGE

Duffields Cottage is a purpose built holiday cottage with two king size en-suite bedrooms sleeping up to 4 people, and a light and airy fully equipped open-plan living area complete with vaulted ceiling and log burner. 

Duffields House & Cottage can be rented independently or together for larger get togethers, sleeping up to a maximum of 12 people.

ABOUT DUFFIELDS COTTAGE

 

Duffields Cottage is a recently converted two king-size bedroom cottage in the heart of the highly desirable village of Brancaster, North Norfolk, with log burner, secure garden, off street parking and fast wifi and smart TV.   

 

The property is new to the market September 2014 having been converted specifically for use as a premium level holiday home.  The property is extremely private, with outside space and two en-suite king size bedrooms, one of which has a bath.  The property is also on one single level.  

The cottage has a relaxed Scandinavian feel, with lots of light, a vaulted ceiling and log burner.  The open plan living perfectly complements the requirements of modern day living and comfortably provides enough space for one family, or two couples.  

 

Duffields Cottage has private access from the main road through a five bar white gate and down a shared gravel drive.  The property is accessed via the front garden gate, and you walk into the stunning open plan living space with white washed wooden floors, log burner and vaulted ceiling.  This room incorporates the lounge, kitchen and diner and is an extremely well appointed space with new appliances.  The kitchen itself has a large fridge freezer and fully integrated oven, dishwasher and washing machine.  

To the right of the kitchen is the dining area with white-washed table, table bench to the rear and two chairs to easily seat four people.  This open plan area is further complimented by a three-piece suite, comfy chair and footstool and wall mounted flat screen smart TV with DVD player and freeview satellite.  We also provide a selection of games, books and DVD's for your entertainment should you want to stay indoors.  

The principle bedroom has a king sized bed with hand-made bespoke wardrobe and tallboy.  The bedroom also has bedside tables, a chair and bedside lights with French doors leading to the garden.  The other door in the bedroom leads to the en-suite bathroom which is a surprisingly large space incorporating a full size 'L' shape bath and shower.  

There is a second generously king-size bedroom with chest of drawers, coat stand and bedside tables.  This room leads to the second en-suite bathroom which is again newly installed with neutral tiles and a walk in shower.  

Duffields Cottage provides free-view satellite television and a wide selection of books, DVD's and some games.  Towels and bed linen are provided and there are washing and drying facilities within the property including an iron and ironing board.  The house is fully doubled glazed and fully insulated with intelligent electric central heating including heated towel rails and a log burner, which makes it very snug and warm in winter.


 

OUTSIDE SPACE & PARKING

 

Duffields Cottage has a full enclosed, private front garden, with patio door access from the main bedroom and front door.  This is a shingled, sunny space with a table and chairs and barbeque in the summer months.  The garden also has an outside 'store' for additional storage.  

 

There is one parking space for Duffields Barn in the communal parking area immediately in front of the property.  There are plenty more free parking spaces on the main road. 


THE SURROUNDING AREA

 

 

Set in an unrivalled position within Brancaster village with very close proximity to the highly acclaimed gastropub The Ship and a short walk to Brancaster’s beautiful sandy beaches.  The house is also within 200 yards of the village shop, post office, coffee shop & social club, in addition to tennis courts and a large children’s playground with football pitch.  

 

Additional attractions in Brancaster village include Golf at the Royal West Norfolk Club, kite surfing, windsurfing and kite flying on Brancaster beach and sailing at Brancaster Staithe.  It is a walker’s and dog lover’s paradise with sandy beaches that stretch for miles and the Norfolk Coastal path which runs the length of the salt marshes along a picturesque boardwalk location in Brancaster.  For bird lovers, the closest bird watching is in the next village at RSPB Titchwell.  

Norfolk is a perfect location for foodies, and Brancaster is no exception to this.  A multitude of fresh fruit, vegetables, fish and mussels can be bought locally in the village, including the Fish Shed famous for its wonderful fish selection, which now sells bread and fresh produce.  If you are looking to eat out locally, you can choose from the superb Ship Hotel, The White Horse (one of the country’s most talked about Gastropub’s) with stunning views of the marshes, and the much loved Jolly Sailors which is great for children.   There are a great many gastropubs in the area to choose from including The Orange Tree at Thornham and Marco Pierre-White’s The Lifeboat Inn.  Thornham Deli is a good breakfast stop with children's area. 

 

Nearby is Burnham Market, a wonderful market town with excellent shops, deli’s and eateries including The Hoste Arms. Brancaster serves as an excellent base to explore all that North Norfolk has to offer.
