DUFFIELDS HOUSE

Duffields House is an Enjoy England Four Star Gold awarded luxury four bedroom holiday house which sleeps up to 8 people and retains a sense of heritage, but with luxurious living suited to today's lifestyle.  

 

Duffields House & Cottage can be rented independently or together for larger get togethers, sleeping up to a maximum of 12 people. 

ABOUT DUFFIELDS HOUSE

 

Duffields is a Friday changeover (or Monday for short breaks outside of school holidays).

 

Duffields has private access from the main road through a five bar white gate. The main door is to the rear of the property and you walk into a spacious utility room with ample room for boots, coats and other storage. There is a also large downstairs bathroom with walk-in shower. The property has fast WiFi, a log burner and a wonderful south facing, fully enclosed courtyard style garden with dining for eight and a modern  garden room with vaulted ceiling, bi-fold doors, ample seating and space for home office.

 

The large open plan kitchen/dining room is reached through double glass doors from the hallway and encompasses the whole of the front of the house. This light and airy room is extremely well appointed with high quality appliances. The kitchen itself is bespoke with painted wooden units, solid beech work surfaces, an induction hob, butlers sink and fully integrated appliances including fridge, freezer, dishwasher, microwave and double oven. There is a small table with two chairs perfectly positioned inside one of the two bay windows to watch the world go by, whilst the other half of the kitchen is used as a dining area and is dominated by a large table, which will easily seat 8 people (we have 10 dining chairs).

 

The downstairs is further complimented by a large, bright lounge with French doors opening directly onto the garden. The three-piece suite, including “L-shape” sofa creates seating for at least 8 people, with a wall-mounted smartTV and a jetmaster open fire. We also provide a selection of games and books for your entertainment should you want to stay in the privacy of your temporary home.

 

The first floor principle bedroom has a king sized bed with large dressing area including built-in wardrobes, a dressing table and chair and a luxurious en-suite bathroom with walk-in shower. This room further benefits from access to a very large, private south-facing balcony with stunning views over the fields beyond, comfy seating and lounger chairs to relax and enjoy the sun’s warming rays in the summer. Since Brancaster is an area of dark skies, we also believe it to be the perfect place to see the night sky in all its glory!

 

There is a second generously proportioned double room with limited edition artwork and ample furniture including an extremely comfortable double bed, plump bedding and pure wool throw. There is plenty of storage, including a built in wardrobe, chest of drawers and a chair. This room is next to a very large family bathroom with free-standing roll top bath, a walk-in shower, chrome heated towel rail and plenty of storage for all your toiletry essentials.

 

To the second floor are an additional two double bedrooms, each with two full-size single beds (3 feet each), plentiful storage and chairs. These rooms overlook the countryside and fields to the back of the property and are incredibly peaceful rooms, designed for use by children and adults alike.

 

Duffields house provides unlimited wifi access for its guests, smart television including freeview channels and a wide selection of books and games. Towels and bed linen are provided and there are washing and drying facilities within the property including a clotheshorse, iron and ironing board. The house is fully doubled glazed with oil fired central heating which makes it very snug and warm in winter.


 

OUTSIDE & GARDEN

 

Step out of the French doors into the secure and completely private south facing sunny garden with its own bay tree, landscaped border with native plants and grasses, and large patio made from porcelain tiles with table and chairs for 8 people.  The garden has the stunning addition of a large garden room, or office.  This vaulted ceiling space has bi-fold doors to the garden, an L-shape sofa and office space to work from home.  Finally, we also have a large first floor south facing roof terrace; a glorious sun trap. It is fully secure and comes equipped with outside furniture to make the most of the space by day and night.

The garden also has a coal BBQ and behind the garden there is off-road parking for 2 cars and additional spaces immediately on the road to the front of the property.


THE SURROUNDING AREA

 

 

Set in an unrivalled position within Brancaster village with very close proximity to the highly acclaimed gastropub The Ship and Bar 71, we are a short walk to Brancaster’s beautiful sandy beaches.  The house is also within 200 yards of the village deli and coffee store (Gurney's).  The middle of the village benefits from tennis courts (small fee to pay), table tennis, a football field and a large children’s playground.  Additional attractions in Brancaster village include Golf at the Royal West Norfolk Club, countryside walks including Barrow's Common and we are on the Norfolk coastal path which runs the length of the salt marshes along a picturesque boardwalk to surrounding villages and pubs.  Kite surfing, windsurfing and kite flying are also popular past-times on Brancaster beach, which is dog-friendly all year round.  SUP and sailing is popular at Brancaster Staithe. For bird lovers, the closest bird watching is in the next village at RSPB Titchwell.

 

Norfolk is a perfect location for foodies, and Brancaster is no exception to this. A multitude of fresh fruit, vegetables, fish and mussels can be bought locally in the village at Gurney's, or at the Fish Shed, famous for its wonderful fish selection, which now sells bread and fresh produce. If you are looking to eat out locally, you can choose from the superb Ship Hotel, The White Horse (one of the country’s most talked about Gastropub’s) with stunning views of the marshes, and the much loved Jolly Sailors which is great for children. There are a great many gastropubs in the area to choose from including The Orange Tree at Thornham and Marco Pierre-White’s The Lifeboat Inn. Thornham Deli is a good breakfast stop with children's area.
